HomeStars also publishes an average job cost per city, drawn from homeowner reviews. It is a blunt figure because it mixes every pest type, but it does show where labour is dearer.

HomeStars’ 2026 guides say the same work can cost $200 to $300 more in Toronto or Vancouver than in a mid-sized market such as Winnipeg or Halifax. For a mouse job, they give $300 to $400 in a mid-sized city against $450 to $650 in Toronto or Vancouver.
What pushes a quote up or down
- The pest. A single ant or wasp visit sits at the bottom of the range. Bed bugs, rodents and German cockroaches usually need several visits.
- How long it has been going on. HomeStars calls infestation size the biggest single driver of how many visits, traps and materials a rodent job needs.
- Exclusion work. Sealing entry points is the part that stops mice and rats coming back, and many base quotes leave it out. HomeStars reports $25 to $75 per entry point, or $200 to $1,000 as a package.
- Labour. HomeStars puts labour at 50 to 70% of most exterminator quotes (60 to 75% for cockroach work). Products are usually a small part of the bill.
- Apartments. For cockroaches in a multi-unit building, HomeStars notes that treating one unit rarely works if the units around it are untreated, so a building-wide plan run by the landlord is usually more effective.
- Contracts. Annual maintenance plans are reported at $500 to $1,200 a year; rodent maintenance at $100 to $125 a month. Our guide to one-off treatment versus a contract covers when that makes sense.
Who pays if you rent?
In the provinces we cover, the landlord is normally responsible for treating infestations in a rented home, and the tenant is expected to prepare the unit and follow the pest control company’s instructions. Checking the company before you pay
Pest control is licensed provincially. In Ontario, businesses need a pesticide operator licence from the Ministry of the Environment, Conservation and Parks, and their technicians need an exterminator licence. In Quebec, businesses need a permit and staff need certificates from the Ministère de l’Environnement, de la Lutte contre les changements climatiques, de la Faune et des Parcs (MELCCFP). In Alberta, any business advertising or providing a pesticide service needs a pesticide service registration and must employ a certified applicator. Montreal adds its own annual city permit for commercial pesticide use (the application costs the company $215). Is there a charge for an inspection?
Often. HomeStars reports inspection fees of $75 to $250 (and $75 to $150 for rodent inspections), frequently waived if you book treatment at the same visit. Ask before the visit.
Why is bed bug treatment so expensive?

Do cities in Canada treat pests in homes for free?
Not in the cities we cover. Toronto, Montreal, Ottawa, Calgary and Edmonton run complaint routes (usually 311) and some outdoor programmes such as mosquito larviciding, but treatment inside a private home is arranged privately or, for tenants, by the landlord.
